General Inspection

We will look that home over from head to toe. We follow the NH Standards of Practice for a home inspection. If this is your first home inspection you might be wondering what does a home inspector do. Your home inspector will look over all the major components of the home. If you are at the inspection he will give you info on how some of these components function and how they need to be maintained.

Water Testing

A lot of Concord NH is on city water. This water is tested by the town and you can review their water testing results. Concord does have some rural areas that do not have town water and in that case, you will want to get your water tested.  Here is the list of water testing that we offer…

Standard Water Test   $110
Includes Total Coliform & E.coli Bacteria, Nitrate, Iron, Manganese, Hardness, pH, Sodium, Chloride

Comprehensive Water Test  $150
Includes Total Coliform & E.coli Bacteria, Nitrate, Nitrite, Iron, Manganese, Hardness, pH, Sodium, Chloride, Arsenic, Flouride, Copper, Lead, Conductivity, Alkalinity)
Comprehensive Water with Radon Test = $175

FHA/VA/RD Water Test  $120
Includes Total Coliform & E.coli Bacteria, Nitrate, Nitrite, Lead, Iron, Manganese, Sodium, Chloride, pH, Hardness
MTBE  $150

We use the same lab that most home inspectors in NH use. Nelson Water Lab they are located out of Manchester NH. they also do some testing in Canterbury NH as well.

Radon Air Testing

The good old state of New Hampshire is full of granite and Concord is no different. This granite holds the radioactive gas radon. I would say most of the inspections we do about 80% get the radon tested. The EPA recommends mitigation at 4 pCi/L. Nelson lab out of 15k tests has found the average of those homes in NHwas 5.2 pCi/L. The highest they have ever tested was 769 pCi/L that’s why we recommend having it tested.

The EPA has a lot of info on their website. One thing to keep in mind is the standard test that we do is typically 48hrs but Radon can fluctuate a lot with a lot of different factors. More tests over a year will give you a better idea of the Radon levels in your home.

Types of Home Inspections in Concord NH

Buyer Home Inspection

This is by far the inspection I do the most of. All buyers should get a home inspection in my opinion. this inspection typically lasts about 2 hrs depending on the size and quality of the home. Typically you want to be there for the inspection and I recommend walking with your home inspector to get more info about the home.

Seller Home Inspection

This sometimes is called a Pre-listing home inspection. This by far is one of the best ideas for a Seller of a home. This inspection would save sellers so much money when selling their homes. I wrote a blog post about this subject and I hope more sellers will catch on.

New Construction Home Inspection

This is another inspection that is not being done. Everybody thinks because the home is new and the town inspected it that they are all set. I had a home inspection on a brand new home and you would believe the issues that I found. This home got the CO to move in! New Construction Home Inspection.
